Prestige Buildings plan apartments near Hialeah Metrorail Station

The Ludlam Trail is a new shared-use trail that will include safe, dedicated, direct pathways for walking, running, and cycling in order to encourage active lifestyles and enhance connectivity between schools, parks, transit stops, workplaces and shopping. “As one of our flagship developments, this project brings a great amount of energy and momentum to complement the Ludlam Trail’s vision,” comments Dennis Rodriguez, a partner at Prestige Companies. Ludlam Trail runs from SW 80th street up to NW 7th street and will connect with the Underline, a grand pedestrian pathway which will run 10 miles in total from Brickell to Dadeland.

“Once the pandemic is over and people begin using mass transit again, if you can do sustainable development around those transit nodes ppl will use them,” Ruiz said.

The project was designed by architect Albert O. Gonzalez. Attorney Hugo P. Arza represents the developer in the application.

Prestige Companies broke ground this past Wednesday on The Trail, a new apartment community that will feature the first part of the Miami-Dade County’s 5.6-mile long Ludlam Trail. Phase one of the master project will deliver 84 units on over 2 acres of land at the northwest corner of Southwest 12th Street and Southwest 70th Avenue, just south of Miami International Airport. Phase two, which incorporates a retail component and 200 additional units, will follow along in the coming months.

Prestige Companies nabs loan for mixed-use project in Hialeah

Prestige Companies scored a $6.6 million construction loan to develop a mixed-use project in Hialeah, as more developers continue to target the city.

The Miami Lakes-based company secured the loan from Conway, Arkansas-based Centennial Bank to construct the project at 7755 West Fourth Avenue. The project, known as Amelia Mixed Use, will have 30 one-bedroom and one-bathroom apartment rental units along with two commercial units totaling 17,000 square feet, according to a press release.

A daycare has preleased about 4,500 square feet of the commercial space, while Pan.Com Sandwicheria signed a lease for about 3,000 square feet, according to the release.

Prestige Companies, led by Marty Caparros, has a number of projects in the area. The development group’s projects include the Amelia Oaks, a nearby 82-unit rental project, and Las Vistas at Amelia, a 174-unit rental complex at 7925 West Second Court.

Real estate developers are eyeing Hialeah for new development due to its proximity to the Miami International Airport and less expensive land.

Vagabond Group’s Avra Jain is planning an adaptive re-use commercial development on about 6 acres east Hialeah.

A partnership of developers that includes Michael Wohl, Stephen A. Blumenthal and Oscar Rodriguez is building Pura Vida Hialeah, a 9-acre development with 260 apartment units and 51,000 square feet of retail space at 2901 to 3099 West 16th Avenue and 1571 West 29th Street.

Prestige Builders Group seeks rezoning to build 212 apartments in Hialeah

An aging industrial property occupies the proposed development site at 7755 West 4th Ave., which an affiliate of Prestige Builders bought last year for $10.5M

An affiliate of Miami Lakes-based Prestige Builders Group proposed a development that would replace an industrial property in Hialeah with 212 apartments.

The affiliate of Prestige Builders, Hialeah 7.65 LLC, applied to Hialeah’s municipal government to build a nine-building apartment complex on the site of a 62-year-old industrial building.

The developer paid $10.5 million in 2017 for the industrial property at 7755 West 4th Avenue (Red Road) in Hialeah, just south of Miami-Opa Locka Executive Airport.

Prestige Builders plans to ask the city to rezone approximately half of the 5.2-acre site for apartment development. Albert Gonzalez is the project’s architect.

The Hialeah City Council may consider whether to approve the proposed rezoning on June 12. The council approved a platting of the site into two parcels on May 22.

Prestige Companies breaks ground on Hialeah apartments

Prestige Companies just broke ground on Las Vistas at Amelia, a 174-unit rental complex in Hialeah.

The Miami Lakes-based developer expects to soon close on more than $18 million in construction financing from Centennial Bank, Prestige principal Alex Ruiz said.

Las Vistas at Amelia will be built at 7925 West 2nd Court, just north of Florida State Road 924 and next to Amelia Earhart Park. Records show Prestige affiliate Amelia Hialeah Holdings LLC paid $5 million for the 4.8-acre property in 2016.

The project will feature two-bedroom apartments averaging 900 square feet with monthly rents priced at $1,500, Ruiz said. Units will come with hurricane impact windows, washer and dryers and granite table-tops. The garden-style community will target millennials, and is set to be completed in about a year.

Prestige has been busy developing in the area. The developer recently built Amelia Oaks, a nearby 82-unit rental project.

Las Vistas at Amelia and Amelia Oaks join a number of other residential and commercial developments trying to court millennials in Hialeah, including MS Development’s and L. Michael Osman’s proposed Apogean Pointe mixed-use project.

Hialeah industrial building will be demolished to make way for apartments

Plans for the Parc Vista apartments in Hialeah received a boost with $13 million construction loan.

Boca Raton-based Amzak Capital Management awarded the mortgage to Hialeah 7.65 LLC, an affiliate of Miami Lakes-based Prestige Builders Group. It covers the 5.2-acre site at 7755 West Fourth Ave. (Red Road).

Parc Vista was approved in 2018 for 212 garden-style apartments in nine buildings. It was designed by architect Albert Gonzalez.

An industrial building there will be demolished. There’s been a trend of older industrial buildings in Doral being replaced by multifamily and mixed-use projects.

The site is just south of Miami-Opa Locka Executive Airport, where a major Amazon.com fulfillment center is under construction. The project is also near Amelia Earhart Park.
